Check-in and Check-out Procedures

  • Check in is after 4pm and check out is by 10am
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

Property Access

  • While enjoying your stay at Little Big Bear, you have access to most amenities inside of Eagles Nest. Amenities available to you include:
    • Great Camp: BBQ Pavilion, Amphitheater (location of summer concerts from May to the end of November), The Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf Course, 24/7 General Store
    • North Pavilion: Ball Field, Sportsmans Lodge (unlocked portion only), Sports Court (Basketball and Pickleball), Dog Park, Walking Trail, Sportsman's Grille (Wed-Sun. Hours vary), Fire Pit, Woodland Trail System (ATV Trails, Hiking, Biking)
    • Camp (BYO Equipment): Tennis Courts, Pickleball, Disk Golf, Archery (Restrooms and Pavilion coming soon!)
    • Vineyard: Food and Wine served
  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Policies and Rules

  • No smoking allowed.
  • Minimum age: 25 years.

  • CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
  • This property is pet friendly. Pet fee is $25/nt. (See pet policy for further details.)
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)

Fees and Payments

  • There is an amenity fee of $35 per night (max of $175) in order to maintain the facilities in the development. For stays of 6 nights or longer, the amenity fee will be capped at $175.
  • Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4p-10p. Sat & Sun 1p-7p
    • Please note all visitors on premise at winery must be 16 years or older. This is strictly enforced.
  • Pet fee is $25/nt.
  • Firewood may be added at time of booking or by reaching out more than a week in advance. You get two wrapped bundles and a firestarter for $25/night.
  • The summer concerts are open to all guests; there may be an admission fee for each person and cash bar for food and drinks.
  • All bookings are subject to a $50 cancellation fee.

Parking Information

  • The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months.
  • Free parking is available onsite.

Utilities and Amenities Access

  • All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
  • All linens and towels are provided for your stay.
  • The property has a washing machine, dryer, dishwasher, stove, oven, toaster, ice-maker, climate control, hair dryer, smoke alarm, and carbon monoxide detector.

Safety and Emergency Information

  • The owners of this home use 3 security cameras to monitor the front parking/entry of their home and lower yard to ensure it remains safe when unoccupied. One camera is aimed at the entry steps and driveway, one camera is aimed at the gravel path going to garage, and one camera is mounted on the back deck aimed at the fire pit area.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

Other Critical Details

  • Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
